Actual anime. Studios like Xebec don't use flash.

As for studio Xebec.....................I liked Ladies Vs. Butler and Kanokon....
Asides from that, they don't have many series under their list. They're a fanservicey studio from the looks of it.

I see I share the opinions of a lot of people here. The plot sounds really really promising, well for a harem anyway, and then I saw a few of those shorts and was like wtf, really nice animated op and then 2 minutes of flash and its done. Id like a real anime this time.

Yeah, XEBEC seems to producing more fanservice-y shows lately. They seem to have started with a bunch of kids titles like MegamanNT and Zoids, but more recently have animated Kanokon, MM!, Mnemosyne, To-Love Ru, and Ladies vs Butlers.
Every studio has its ups and downs, though, so I wouldn't automatically assume something is bad simply because a certain studio produced it.

Um, anyone heard of Brake Blade, that is done by Xebec and I don't remember almost any fanservice in any of the OVAs. Just saying.

I like all those shows, and Haiyore is that type of show anyway, so it fits. It a very similar show to zombie desu like I said earlier, but also really similar to TLR.
